Stock Condition Survey Update

Hi,

You’ve landed on this page because we will soon be sending you a letter to confirm that your home is one of those, we need to visit to carry out what we call a stock condition survey.

Stock condition surveys are a way for us to make sure your home is decent, and in a good state of repair. While we are undertaking the survey, we will be looking at aspects of your home like your kitchen and bathroom as well as things like your doors and windows to determine when they may need replacing. This allows us to plan investment in our homes over the long term.

It is a legal requirement for us as a social landlord to make sure all of our homes are safe and meet the Decent Home Standard. The stock condition survey is the main tool that enables us to assess decency.

Awaabs Law is being introduced in October, following the tragic death of Awaab Ishak, a young boy who died as a result of the mould in his home. This law will force social landlords to treat dangerous damp & mould within a set period of time to make sure residents are safe in their homes. Again, the stock condition survey will be essential to us assessing our homes for unreported issues with damp and mould so that we can proactively tackle them.

We will be carrying out surveys in your neighbourhood from 14th July to 30th November 2025 and we will try to book an appointment with you for during this time. Our surveyors may also just knock if you are in to request to carry out the survey.

We appreciate it can be inconvenient to have someone in your home, but the surveys only take up to 45 minutes and there is nothing you need to do in advance of the visit, so there will be minimal disruption. These are a critical aspect of us being able to maintain and keep you safe in your home so your cooperation is very much appreciated.

You will receive a letter in the post over the coming weeks to explain more but I we wanted to give you some warning ahead of that letter so you understand what it is about.
