Having difficulty paying your rent?

If you’re finding it hard to keep up with your rent, we're here to help. Our Welfare Team can offer you help and advice on a wide range of money matters.  

Welfare team 

Our Welfare Team are here to help you if you need advice and support with any money matters. 

We can support you with things like: 

  • Benefits 
  • Budgeting 
  • Accessing specialist debt advice
  • Reducing utility debts and ongoing utility costs
  • Setting up bank accounts 

We can also put you in touch with specialist agencies who can help you with different money issues. Following an initial phone call, we’ll arrange a face to face appointment within 7 days. These appointments can be made for your home address or at your local Plus Dane office.

How we’ve helped others 

We recently contacted customers who have used our welfare service and they were really happy with the support they’d received from the team. They felt the level of knowledge and support available meant we were able to make a real difference. Some of the comments we received were:

what to do if you're experiencing financial difficulties and unable to pay your rent on time 

If you fall into arrears the best thing that you can do is contact us as soon as possible on 0800 169 2988 to discuss options and support available. We will work with you to make sure you're claiming all the benefits you are entitled to. In all cases our aim is to support you to make affordable arrangements to clear any debt. 

If you're unsure of anything or would like more information, our Welfare Team is here to help. 

what will happen if I don't pay my rent?

If you do not get in touch with us and your arrears continue to increase you can expect the following steps will be taken: 

You will be served with a Notice of Seeking Possession (NOSP) 

This is the first stage of legal action for the recovery of rent arrears. It outlines our intention to proceed to the County Court if you do not work with us to bring your arrears under control within a set period from the date of the notice being served. 

Bringing the arrears under control means either: 

  • Clearing the account in full 
  • Making an acceptable arrangement to cover your rent and reduce the arrears over a short period of time 

If you don't bring the arrears under control or they continue to rise, your case will be considered for legal action through the County Court.  

If the case does go before the Court then the costs for this will be added to your outstanding debt. The current cost is £355.00.

If we have to take Court action to recover unpaid rent there are a number of different orders we may request, based on your individual circumstances: 

  • Adjournment – This will usually be an agreement for you to pay your rent in full, whilst trying to resolve your financial difficulties. A further hearing will be required if you default on this order 
  • Suspended Possession Order - This is an order that will require you to pay full rent plus an amount towards the arrears on a weekly basis. If you fail to meet the requirements of this order then your case will be put forward for eviction.
  • Immediate Possession Order – If you have failed to work with our Income or Welfare Team then we will request an order which requires you to vacate the property within the number of days set by the Judge. 
  • Warrant of Possession – If you breach a Court order and are unable we will apply for a Warrant of Possession. At this point a County Court Bailiff will set a date for you to be evicted from your home. 

In all cases we will request a Monetary Judgement in Court, this is likely to affect your credit rating. 

All debts owed to us at the end of a tenancy will be actively pursued.
