If you’ve recently received a text message from us with a link to this page, we will soon be sending you a letter to confirm that your home is one we need to visit to carry out what we call a home quality assessment, which you may have previously seen referred to as a stock condition survey.
Home quality assessments are a way for us to make sure your home is decent and in a good state of repair. While we are undertaking the assessment, we will be looking at aspects of your home like your kitchen and bathroom as well as things like your doors and windows to determine when they may need replacing. This allows us to plan investment in our homes over the long term.
It is a legal requirement for us as a social landlord to make sure all of our homes are safe and meet the Decent Home Standard. The home quality assessment is the main way we assess whether homes meet this standard, and you can read more about what this means for your home here.
Awaab's Law was introduced in October 2025, following the tragic death of Awaab Ishak, a young boy who died as a result of the mould in his home. This law will force social landlords to treat dangerous damp & mould within a set period of time to make sure residents are safe in their homes. Again, this assessment will be essential to us in identifying unreported issues of damp and mould in our homes so we can proactively tackle them.
If you have received text message from us recently then we are carrying out surveys in your neighbourhood over the coming weeks, and we will try to book an appointment with you during this time. Our surveyors may also just knock, to request to carry out the survey.

We appreciate it can be inconvenient to have someone in your home, but the surveys are important, only take up to 45 minutes, and there is nothing you need to do in advance of the visit. So there will be minimal disruption.
